Chapter 01 — The Land

A scale that no longer exists
on the Brazilian coast.

9.47 million square metres — roughly 5% of all of Ilha Grande — descending from forest-covered mountains to a 1 km beach facing the open ocean.

The property combines 8,000,000 m² of historical possession, the 1,390,800 m² allodial Parnaioca–Tucunduba area with title transcriptions registered since 1946, and 79,200 m² of federal shoreline land held under occupation rights.

A freshwater river flowing into the beach, a large lake hidden between forest and sea, natural lawn with helipad potential and buildable pockets of 1 to 9 hectares — all reached by boat from Angra dos Reis, 150 km from Rio de Janeiro.

The wild face of the island

Parnaioca occupies the southern coast of Ilha Grande — the oceanic, preserved and nearly uninhabited face of the island. While the north receives the tourism of Abraão, the south remains as it was centuries ago: unbroken forest, deserted beaches and silence.

Chapter 02 — The History

Two centuries of memory
etched into the land.

18th–19th c.

The coffee cycle

Coffee farms flourished on the southern coast of Ilha Grande. What remains are stone ruins, the Church of the Sacred Heart of Jesus and the memory of a natural harbour.

In the property's waters rests a historic shipwreck — today a dive site of rare beauty, its cannons covered in marine life.

The title transcriptions

Transcriptions no. 2,303 and 2,306, registered at the 2nd Registry Office of Angra dos Reis, formalise the chain of title of the Parnaioca–Tucunduba area.

1973
